Electrical Inspections
Periodic testing, or an Electrical Installation Condition Report (EICR), is a comprehensive inspection of a property’s electrical system to check for faults and deterioration – and to make sure it is in a safe working order.
EICRs are mandatory in Scotland for rented accommodation and landlords must have one carried out at least every 5 years. EICRs must be completed by a competent person such as an NICEIC approved electrician.
Electrical inspections aren’t compulsory for homeowners, however they are recommended. Early detection of electrical faults reduces the risk of electric shocks and electrical fires.

PAT Testing
PAT testing, or Portable Appliance Testing, is an electrical test and inspection of any moveable appliance (e.g. fridge, washing machine). It is a legal requirement in Scotland to have electrical appliances PAT tested in the workplace. It is also a legal requirement for landlords to have electrical appliances in furnished or partially furnished accommodation tested – carried out as part of an EICR.
